Quality of accommodation
Under the Tenant Services Authority’s Home Standard we have to ensure that customers’ homes meet the Decent Homes Standard by December 2010. We then have to continue to maintain homes to at least this standard in future. Any homes that were funded by the government and built to standards above the Decent Homes Standard must also be maintained to the higher standard.
We also have to agree a local offer with customers, ensuring that it is set at a level not less than these standards.
Over the last 10 years we have invested over £100 million in improving the quality of our homes to meet the Decent Homes Standard, which we have achieved in advance of 31st December 2010.
All our homes are maintained to the Decent Homes Standard as a minimum. Our new build accommodation is constructed to the standards required by public funding bodies and maintained to those standards where they exceed the Decent Homes.
Our local offer for the Home Standard is the “Aspire Standard”, which goes above and beyond the Decent Homes Standard.
Repairs and maintenance
Under the Tenant Services Authority’s Home Standard we have to make sure that our repairs and maintenance service is well managed and able to respond to customers’ needs. We must also:
- Offer choice to customers where we can.
- Aim to complete repairs ‘right first time’.
- Make sure we meet health and safety requirements for customers’ homes.
Through our team of skilled operatives we carry out repairs to customers’ homes and the communal areas in flats and sheltered housing schemes. We also provide a 24 hour emergency repair service.
Gas servicing and cyclical maintenance services, such as external painting, are also provided by the team.
