We have a 30 year plan for improving our housing stock and spend approximately £10 million every year on our major repairs and improvements programme. For every £1 of rent we receive, approximately 45 pence is spent on the programme.

Decent Homes

The Government target for achieving the standard was the end of 2010. We are committed to providing quality homes that exceed the Government’s Decent Homes Standard beyond 2010.
The Decent Homes Standard states that the property:

  • must meet the current statutory minimum standard for housing
  • must be in a reasonable state of repair
  • must have reasonably modern facilities
  • must provide a reasonable degree of thermal comfort.

At the end of March 2010, 99% of our stock met the Decent Homes Standard.

The 2010-2011 programme has been built up using only surveyed stock condition data which is then prioritised based on remaining life and condition of the element to be replaced.
