From Monday 7th April 2025, our new rent and service charges will be in place, following our annual rent review.

Your new rent has been calculated using the Rent Standard rules set by the government for 2025/26, which all registered providers follow. This will see your rent increase by 2.7%  - this is in line with September’s national measure of inflation* +1%.

Aspire Housing is a not-for-profit company. This means that no profit is gained and there are no shareholders who benefit. All rent is used to run services, deliver and maintain homes, reinvest into our communities, and meet the necessary costs of managing a
business.

As a business, we have an annual turnover of approximately £50 million, we employ more than 400 people, manage over 9,000 homes, and work with a wide range of local
suppliers and businesses.

Your home

This year we will continue our commitment to investing in our homes.

We have planned our highest ever spending of around £28 million on improvements, repairs and maintenance works, of which £12.7 million will be spent on upgrades to our existing homes.

We are also making significant improvements to your home maintenance service through our Home Transformation programme.

You told us that reducing waiting times for repairs is a priority, and we have identified that over 2,000 more appointments a year could be made available if access to homes can be improved.

To help achieve this, we are improving our repairs management system and communications. We are trialling a new texting system that will make it easier for you to rebook repairs appointments and
will keep you more informed about your repairs.

We would also encourage you, our customers, to help us to reduce waiting times for repairs. The best way to do this is to make sure you’re home for any booked appointments, and to let us know as soon as possible if an appointment time no longer works for you.

The more repairs appointments where we can gain access, the more appointments can be made available for all our customers.

Keep an eye out for more updates on our Home Transformation Programme in our customer magazine.
