We also have a provision to improve the energy efficiency of our homes of £2.5 million up to 2030, with external funding of approximately £1m. This will provide improvements such as new energy efficient heating, solar panels and new windows.
How do we plan improvements?
We carry out regular 'Home Improvement Surveys' to help understand the condition of building components within our homes and identify when they need replacing. Find out more about these surveys.
The replacement dates we hold are indicative and may change following further inspections or reassessments of a component's condition and expected lifespan.
We assess and monitor a range of building components, including:
- Kitchens
- Bathrooms
- Roofs
- Windows
- External Doors
- Heating (boiler)
As a guide, kitchens are typically considered for replacement every 20 years and bathrooms every 30 years, although this is dependent on condition.
Using information gathered from our surveys, we plan investment over the lifespan of our business plan and develop annual programmes of work based on the latest condition survey. This helps us ensure our homes continue to meet the Decent Home Standard.

How do you decide which homes get replacements each year?
We use information from our Home Improvement Surveys to identify components that are due for replacement. Generally, we prioritise the oldest components first, while also considering factors such as property location and may group investment by scheme or street.
What if I think a component is in poor condition and should be considered for replacement earlier?
If you are concerned about the condition of a component in your home, please contact our customer services team. They will arrange an inspection and assess whether a repair or replacement is appropriate.
How will I know if my home is included in an improvement programme?
If your home is included in an annual investment programme, we will contact you by letter, text message or phone before works begin.
How can I find out when components in my home are due for renewal?
We are currently looking at opportunities to display this in our customer portal; MyAccount.

Please note that the assessment year shown against a component is not a guaranteed replacement date and may change.
Can I carry out the improvement myself?
You may be able to carry out certain improvements yourself, subject to approval through our Customer Home Alteration process. Find out more about home alterations.
Do I get a choice over design and colours?
For some improvements, such as bathrooms and kitchens, you may be able to choose a range of options including cupboard, worktop and flooring colours. Available choices will be explained to you before works start.
Will I need to move out while work is completed?
No, in most cases you will remain in your home while work is carried out. We will work with you to minimise disruption and provide support as needed, including discussing any preparations needed before works begin.
Who carries out the work?
We use both our in-house teams and approved external contractors to deliver the works. We will let you know who will be carrying out the work before the work begins.
I'm a leaseholder, will you complete work on my property?
This will be dependent on the terms of your lease. Refer to our leaseholder page.
Where we are responsible for carrying out improvements, costs may be recharged to you in accordance with the terms of your lease.
